S1E82 - Interview w/ Sam Eddinger of Ironclad Property Management
Samuel shared his journey into property management, starting with buying real estate in 2012 using his W-2 income. He hit a glass ceiling in his engineering job in 2018, allowing him to quit and focus on property management full-time. Samuel's brother, who owns a property management company, provided valuable experience and software technologies for Samuel to leverage. Samuel's focus shifted from accidental landlords to investors, a demographic he was familiar with as an investor since 2012. The transition was amicable, as it was always the plan for Samuel to go off on his own.
Joseph and Samuel discussed the services offered by Samuel's property management company, focusing on tenant relations and eviction processes. Samuel explained that they treat all tenants the same, but some require more attention due to late rent payments or other lease violations. He also mentioned their use of behavioral leases to enforce compliance and charge for violations. Samuel's company has moved up the eviction process due to recent changes in Connecticut's laws, and they use a software called Lead Simple to manage the process. Joseph asked about Samuel's vetting process for clients, and Samuel explained that they look for emotionally stable, financially stable, and realistic owners. He also mentioned that they don't manage properties in Hartford and Waterbury due to the demographic of the residents.
